Unpaid rent — N4 and L1
An N4 is a notice, not an eviction. You do not have to move out on the termination date printed on it. Only the Landlord and Tenant Board can evict, and only after a hearing or an order. Paying the lawful rent that is actually owed can void an N4. Illegal fees, a wrong amount, delayed social assistance, and the duty to accommodate are all live issues. Housing First: keeping the home is the starting point, not a reward for a perfect payment history.
