N4 through N13, L1/L2, T1/T2/T5/T6 — what they are and what to do.

N4 — Non-payment of rentTermination date printed on the notice. For monthly tenancies this has generally been 14 days after the notice is given; weekly/daily tenancies 7 days. Ontario has been amending the RTA — use the date on YOUR notice.If rent and any lawful NSF charges are paid before the landlord files, or in some cases before the hearing, the N4 can be voided. After the termination date the landlord may file an L1.
N5 — Interfere with others, damage, overcrowdingFirst N5: 7 days to correct (20 days if it is a second N5 within 6 months). Termination date is on the form.Correcting the issue within the window can void a first N5. A second N5 in six months is treated more strictly.
N6 — Illegal act or misrepresentation of income10 days (illegal act involving drugs in some cases 10 days; other illegal acts 20 days — read the form).Serious allegations. Get legal help immediately. Human rights and Charter issues may still apply.
N7 — Serious impairment of safety10 days. No void-by-correcting in the same way as N5.Urgent. Speak to a clinic or Tenant Duty Counsel. Context, disability, and Code accommodation still matter.
N8 — Persistent late payment60 days (monthly) / 28 days (daily or weekly).The landlord must still prove a pattern. Payment history and reasons (income delay, disability, OW/ODSP deposit dates) are relevant.
N12 — Landlord or purchaser own use60 days, ending at the end of a rental period. Compensation of one month’s rent (or offer of another unit) is generally required for landlord’s own use.Good faith is required. If the landlord does not move in, a T5 (bad faith) may be available. Code issues (family status, age, disability) can still be raised.
N13 — Demolition, conversion, extensive repairs120 days (or 60 in some care-home / specified cases). Compensation and, for repairs, a right of first refusal often apply.Ask for the permits, the compensation, and the return right in writing. Social housing and rent-controlled units have extra rules.
N11 — Agreement to end the tenancyThe date you both agreed.You do not have to sign an N11. Pressure, misinformation, or trading an N11 for a promise the landlord will not keep is a problem — get advice before signing.
