Your unit is a home, not a showroom.
Except in an emergency or with your consent at the time, a landlord generally needs written notice at least 24 hours before entry, a lawful reason, and a time between 8 a.m. and 8 p.m. on the date stated.
Lawful reasons typically include
- Repairs or replacements the landlord may or must do
- A reasonable inspection
- Showing the unit to prospective tenants after a notice of termination or in the last rental period
- Showing to prospective purchasers, with proper notice
A text that says “coming by tomorrow” is not a complete notice. Repeated entry, cameras inside the unit, or lock changes without replacement keys can support a T2 application and, where a Code ground is engaged, a human-rights claim.
