Standard form of lease and illegal terms
Most private tenancies must use Ontario’s standard lease. A term that takes away a statutory right is not saved because you signed it.
Ask for the standard form of lease. If you did not get one, you can demand it. Extra schedules cannot cancel RTA or Code rights: no “tenant must leave on 30 days’ notice,” no “no guests,” no “no ODSP,” no damage deposit dressed up as a fee.
The Code cannot be contracted out of. An N11 signed under pressure is not a clean ending. Use the letter pathway and a clinic.
